Los Fresnos sits north of Brownsville on larger lots with shops and barns, and homes here run straight into the brutal Rio Grande Valley heat. Your attic carries ductwork that runs 150 to 160 degrees for most of the year under some of the hottest sun in Texas, and that attic is vented, which means every bit of that heat loss costs you money and every humid Gulf breeze pushes moisture inward.

McAllen Spray Foam Insulation has been serving Los Fresnos and the surrounding McAllen area since 2012. We know the houses here: concrete slabs, vented attics over one-story and two-story brick and stucco frames, metal buildings and barndominiums on larger properties, and closed walls that were never insulated when they were built. We spray foam attics, walls, crawl spaces, rim joists, garages and metal buildings, and we remove and replace insulation that has failed or gotten wet. We show up with fully insured crews, write estimates with R-value and thickness specs, and we stay reachable after the work is done.

Spray Foam Insulation in Los Fresnos (78566)

Los Fresnos homes sit on concrete slabs with vented attics running the air handler and ductwork overhead. In summer, that attic is a furnace. The ductwork leaks, the insulation settles or compresses, and the hot air finds its way into the living space below. In the humid season, moisture condenses on the underside of the roof decking and on ducts, and it drips. Closed cell spray foam seals the attic to the roof deck, stops the air leaks, and carries an R-value of 6 to 7 per inch. Open cell foam costs less, runs R-3.5 to 4 per inch, and is breathable, so it does not trap moisture in the wall cavity if the wall is vented correctly. Both are faster and more thorough than blown-in insulation, and both are the right tool for wall cavities that were left empty when the house was framed.

Larger properties in and around Los Fresnos often have metal buildings, barndominiums, or agricultural structures. Metal conducts heat and cold, and condensation forms on the underside when warm humid air inside meets the cool metal skin. Spray foam on the underside of the metal roof or wall panels stops that condensation and insulates the space. We have insured crews trained for metal building spray foam and for the tight attic access that older homes demand.

How a Job Works in Los Fresnos

We start with a free on-site visit. We look at the attic, the walls, the crawl space or the metal building, measure the area, note what insulation is already there, check for moisture or damage, and ask about your comfort problem. We talk about open cell versus closed cell, R-value, and cost. We answer your questions. No pressure, no estimate in the driveway.

We send you a written estimate with the R-value, the thickness per pass, the board footage, the cost, and the timeline. If you say go, we schedule the work around your schedule and any other trades already on the job. We set up mechanical ventilation in the space we are spraying so the foam cures in fresh air. We spray the foam in controlled passes to the thickness we quoted. During cure, we keep the space ventilated. We tell you the re-entry window: typically twenty-four to forty-eight hours before the space can be occupied or covered with drywall. If insulation has to come out first because it is wet, compressed, or fouled, we remove it and haul it away before the foam goes in. We do not spray over a wet substrate or a leaking roof. We fix the moisture first or we walk away.

When the foam has cured, we do a final walkthrough with you, answer any last questions, and leave the property clean.

Attic spray foam in Los Fresnos typically runs from $1.50 per square foot for open cell to $1.20 per board foot for closed cell, depending on the thickness and R-value you need. A 1,500-square-foot attic with existing blown-in insulation that needs topping up might run $2,000 to $3,500. A full removal and replacement of a damp attic runs higher because insulation has to come out first. Wall injection foam for a closed cavity runs from $2 per square foot. Crawl space spray foam starts at $2,500 and goes up with the area and the depth of the space. Rim and band joists run from $650. A metal building or barndominium depends on the square footage and whether you are foaming the roof deck, the walls, or both. Insulation removal alone runs from $950. The biggest cost factors are the area to cover, the R-value and thickness you specify, whether you choose open or closed cell, and what existing insulation has to come out first. My house in Los Fresnos is a 1990s brick ranch with a vented attic and the air conditioning cannot keep up in summer. Why is my attic so hot?
Your attic is vented, which means hot outside air flows through soffit vents and ridge vents all day long under the Rio Grande Valley sun. The ductwork carrying cool air to your house sits in that 150-plus-degree attic, so the air loses cooling as it travels through the ducts. The insulation between the ducts and the roof deck settles or compresses over time, and air leaks around the ducts and through gaps in the insulation. Closed cell spray foam seals the attic to the roof deck, seals the ducts, and insulates everything in one pass. The attic stays hot, but the ductwork and the living space below stay cool. Open cell foam does the same job for less money if the attic is dry.
I found water dripping from the underside of my attic ductwork after humid weather. What is happening and what has to be fixed before you spray foam?
Humid Gulf air is entering the attic through leaks in the ductwork and the envelope, and when that warm wet air hits the cool metal duct or the cool underside of the roof deck, it condenses into water. That water drips onto the insulation below and soaks it. Before we spray foam, we have to find and seal the ductwork leaks, check for roof leaks, and make sure the attic is dry. If insulation is already wet or damp, it has to come out. We do not spray foam over a wet substrate. Call us at (956) 540-5716 and we will send someone out to look at the moisture and tell you what has to happen first.
What does spray foam cost for a Los Fresnos attic, and what changes the price?
Attic spray foam runs from $1.50 per square foot for open cell to $1.20 per board foot for closed cell. A typical 1,500-square-foot attic with existing insulation that just needs topping up might run $2,000 to $3,500. If the attic is wet or the insulation is compressed and has to come out, add $950 to $2,000 for removal. If you choose closed cell instead of open cell, the cost goes up because closed cell is denser and carries a higher R-value per inch. The exact price depends on the area, the R-value you want, what has to be removed first, and the access. Call (956) 540-5716 for a free on-site estimate.
Who sets the R-value and insulation requirements for my Los Fresnos home, and do I need a permit?
The energy code and building code in force at your address set the minimum R-value for attics, walls and crawl spaces. The local building department enforces those codes and inspects the work. Permitting rules vary from city to city across Greater McAllen, and there is no reciprocity between Texas cities. Check with Cameron County or the City of Los Fresnos at https://www.cameroncounty.us to find out what applies at your address and whether a permit is required. We help you navigate what applies and work with your local building official. The ignition barrier and thermal barrier rules are also set by code and enforced by the building department, never by us. Tell us your address and we will help you understand what your code requires.
Can we live in the house while you spray foam the attic, and how long before we can go back up there?
Yes, you can stay in the house. We set up mechanical ventilation in the attic during the spray and cure process so the fumes vent outside. We tell you the re-entry window before we start: typically twenty-four to forty-eight hours. After that time, the attic is safe to enter and the foam has cured. If you have an HOA or a property management company, let us know and we will coordinate any notices they require.
Are you insured for spray foam work at my Los Fresnos property?
Yes. We are fully insured with general liability and workers' compensation coverage. Before we start any job, we provide proof of insurance. Ask any contractor you hire for the same proof, and verify the coverage is current. Insurance is not optional in this trade.
I am worried about my cooling bills this summer in Los Fresnos. Is now the time to spray foam my attic?
Yes. Summer is when the heat loss hurts the most and your cooling bills spike. If you spray foam the attic now, you will feel the difference in a few weeks when the weather gets hot. The work takes a day or two, the foam cures in twenty-four to forty-eight hours, and you get the benefit all summer long. If you wait until fall, you lose the cooling savings for the whole season. Call (956) 540-5716 to schedule a free estimate and get on the calendar before the summer rush.
